Off-plan marketing in Dubai: a launch playbook
Off-plan buyers commit to something they can't yet walk into. Here is how a Dubai launch is built, from the first render to the first viewing, and why the order matters more than the budget.

In Dubai, an off-plan apartment is sold on belief. The buyer can't walk the rooms, open the windows or stand on the balcony. They buy a story, a location and a developer's promise, usually from a screen, often from another country. That is why off-plan marketing in Dubai is less about advertising a building and more about building trust before the building exists.
This playbook covers how we approach a launch: the timing, the content, the page buyers land on, the campaigns that bring them, and the part most launches get wrong, which is what happens after someone registers. Done in the right order, the same budget brings fewer wasted clicks and more conversations your sales team actually wants. That is the difference between visibility and real estate lead generation in Dubai.
Sold before it's built
Off-plan buyers in Dubai are rarely impulsive. Investors compare yields, payment plans and handover dates. End users compare neighbourhoods, schools and views they can only imagine. Most will see a project several times, across different channels, before they leave their details.
So the launch has to answer three questions quickly and calmly. Why this project? Why this developer? Why now? Everything else, from the film to the form, should serve those three answers.
A development is sold long before it is built. The marketing is the first thing a buyer moves into.
Start six to eight weeks before launch
The most common mistake is starting campaigns on launch day. By then, nobody has seen the project, the algorithms know nothing about your buyers, and the sales team waits for a phone that rarely rings. Ideally, preparation starts six to eight weeks ahead.
Weeks 8–6 · PositioningWho buys this project, where they are, and the one sentence that makes it different.
Weeks 6–4 · ContentFilm, photography and visuals built from renders, show units and the location itself.
Weeks 4–2 · The registration pageOne page, one project, with tracking and the right questions in the form.
Weeks 2–0 · Warm-upTeaser campaigns that build an audience and early registrations before sales open.
Launch · Full campaignsGoogle and Meta at full strength, with leads delivered to sales the moment they arrive.
Content from renders, show units and location
Renders alone rarely convince a serious buyer. Every launch in the city uses them, and buyers know what a render is. What builds belief is the combination: renders for the vision, show apartments for the feel, and the location for proof that the life around the building is real.
Our launch films are planned for the campaigns they will feed. One shoot is cut into a hero film, short versions for ads, and vertical edits for Reels and Stories. The same footage then works on the registration page, in social media and in the sales gallery.

The registration page
Sending paid traffic to a developer's general website is one of the most expensive habits in real estate marketing. Visitors arrive, wander, and leave. A dedicated registration page does one job: it turns interest into a conversation.
- One project, one promise, in the first screen.
- The film, a short gallery and the few facts buyers check first: location, unit types, handover timing.
- A form that asks what sales actually need, such as budget range, timeline and purpose, without feeling like paperwork.
- A clear next step: a brochure, a floor plan or a private call.

Google and Meta for off-plan
The two platforms do different jobs, and most launches need both. Google Search reaches buyers who are already looking: people searching for new projects in a specific community, for payment plans or for a developer by name. Meta, through Instagram and Facebook, reaches buyers before they start searching, and is where film does its best work.
Retargeting connects the two. Someone who watched the film but didn't register sees the project again, with a different angle: the floor plans, the view, the handover timeline. For international buyers, campaigns run in the markets and languages that fit the project, not simply wherever the budget spreads furthest.
From registration to viewing: the handoff
This is where launches quietly lose most of their value. A registration that waits until the next day to hear back is a buyer who has already spoken to two other developers. Speed matters more than almost anything else in the system.
Every lead should reach the sales team and the CRM the moment it arrives, with an immediate, personal first reply. The answers from the form tell the team who to call first. And the campaigns learn from what sales reports back, so the next month brings more of the right buyers and fewer of the wrong ones.

Permits and compliance
Property advertising in Dubai generally requires a permit held by the broker or developer, and the details are expected to appear in campaigns. We build permit information into every ad and landing page from the start, and work from the details your team provides. Rules evolve, so confirm current requirements with your compliance or legal team before launch.
Start early, build content for the campaigns rather than the brochure, send traffic to one dedicated page, run Google and Meta together, and hand every lead to sales in minutes, not days. That is what we build in Atelier Dubai.
Questions
When should off-plan marketing start?
Ideally six to eight weeks before launch, so the content is ready, the registration page is live and campaigns have already built an audience when sales open.
Does every project need its own landing page?
Yes. A dedicated page for each project converts far better than a general website, and it lets you measure exactly which campaigns bring buyers.
Should off-plan campaigns run on Google or Meta?
Usually both. Google captures buyers who are already searching, while Meta reaches them earlier and is where film performs best. Retargeting connects the two.
