ONE PROPERTY · ONE PAGE · ONE PROMISE

Most property campaigns don't fail at the ad. They fail one click later. A buyer taps an advert for a specific villa or development and lands on a general homepage, a cluttered portal listing or a slow page that doesn't load properly on a phone. The interest the ad created disappears in seconds. A dedicated property landing page is the simplest, most overlooked improvement in luxury real estate marketing.

This article sets out what a good property landing page contains, what it leaves out, and how it connects to the campaigns and the sales team. It applies whether you're launching off-plan in Dubai, selling in Athens or filling a villa's calendar in Mykonos.

One property, one page, one promise

A landing page has one job: to turn interest into a conversation. Everything on it should serve that job. That means one property or project per page, a single clear message in the first screen, and a single action the visitor is invited to take.

A homepage tries to say everything. A landing page says one thing, beautifully, and asks one question.

What a strong page contains

The first screenThe film or the hero image, the property's name, one line that captures it, and the action button. Nothing else.

The essentialsLocation, type, size and the details buyers check first, written plainly.

The galleryA small, edited set of images in the order a buyer would walk through the home.

The locationWhat's nearby and why it matters. Often the deciding factor for international buyers.

The formShort, with a few qualifying questions, and a clear promise of what happens next.

What it leaves out

Menus that lead elsewhere. Other properties competing for attention. Long paragraphs about the agency. Pop-ups that cover the view. Each one gives the visitor a reason to leave before they enquire. The best pages feel calm and focused, which also happens to be how luxury should feel.

Speed and mobile come first

Most visitors from social media arrive on a phone, often on mobile data. If the page is slow, they leave before it loads. Images should be compressed, film should start quickly and the form should be easy to fill in with a thumb. Testing on a phone before any campaign goes live is not optional.

Built for each market

Tracking and the handoff

Every page should be connected to the campaigns that send traffic to it, so you know which ads and audiences bring real enquiries. And every enquiry should reach the sales team and the CRM the moment it arrives. A beautiful page with no tracking or slow follow-up wastes most of its value. We cover the follow-up in detail in how Dubai developers turn registrations into buyers.

THE SHORT VERSION

One property per page, one promise in the first screen, an edited gallery, a short qualifying form, fast on mobile and connected to sales. Every campaign we run at Orion Sirr Atelier sends buyers to a page like this.

Questions

Why not send ads to our website or a portal listing?

Websites and portals show many properties and many distractions. A dedicated page focuses attention on one property and converts far more visitors into enquiries.

Do you build the landing pages yourselves?

Yes. Pages are designed, written and built as part of the campaign, in the same visual standard as the content.

Can a landing page be in more than one language?

Yes. For international buyers we often build versions in the languages of the target markets.
